Planning carpet cleaning in Lewisham
Pristine works with facilities teams, managing agents and business occupiers in Lewisham. Request a site survey for a one-off clean, a maintenance programme or both. Coverage and availability are confirmed using the site postcode.
Communal carpet in an occupied block
Residents keep using the building during the work, so the floor scope, resident notice and phasing are agreed with the concierge or building manager. Shared areas are in scope; private flats are not.
- Communal corridors
- Landings and stairs
- Entrance carpets
Phasing, liaison and reopening checks
In an occupied managed block, our scope is the communal carpet the managing team appoints: entrance areas, corridors, landings and stairs. Carpets inside private flats are not included. Each building’s access arrangements differ, so we work from the details your concierge or building manager provides and confirm them at survey.

| Decision | What to agree with the building manager |
|---|---|
| Floor and core scope | Which cores, floors and stairs are included, labelled the same way on the quote and the completion record. |
| Residents who still need access | Routes that must stay open, and any residents who need an alternative arrangement. The building manager handles this; we do not need residents’ personal details. |
| Concierge or manager liaison | The arrival contact, equipment position, permission for water and power, and who to call if the plan changes. |
| Resident notice | Dates, affected routes and alternatives, sent through the building’s usual channel. |
| Phased working | The order of floors or cores, so each section can be separated while the others stay in use. |
| Reopening | Each section reopens after the agreed checks of the actual floor, not at a fixed time. The building team decides when it returns to use. |
Shared seating in a lobby or lounge can be assessed and quoted separately when the managing team appoints us; see communal seating surveys. Furniture inside flats is not included.
Choose the scope your building needs
For an office, include carpet tiles, desk routes and meeting rooms as separate zones where their condition differs. For a managed block, list communal corridors, stairs and lobbies against the correct building and floor.

Survey, price and access
We measure the carpet, assess its condition and agree the cleaning method before issuing a fixed written quote. Published rates run from £2.00 to £2.80/m² with a £250 minimum per visit; no VAT is added. Separate buildings and stair areas need their own confirmed scope.
Evening, overnight and weekend work is included within the agreed scope. Supply the building’s loading, lift and contractor-access instructions at survey. For driving-zone rules and charges, use Transport for London’s current guidance for the actual address and date.
Local booking questions
Can corridors stay in use while the block is cleaned?
In part, where the building manager agrees a phased sequence that keeps a safe route open. That depends on the layout, which we assess at survey. Each section reopens after the agreed checks rather than at a fixed time. We clean communal areas only, not carpets inside flats.
Do you offer recurring carpet maintenance in Lewisham?
Yes. The survey establishes which zones need attention, the visit scope and a suitable frequency. Initial deep cleaning and ongoing maintenance can be quoted separately.
What do you need to arrange a survey?
The company name, site postcode, building type and a contact who can arrange access. Floor plans and an approximate carpet area are useful if available; we confirm measurements on site.
