Calculate the visit before the annual budget
Use the measured carpet area to choose the applicable band. That rate applies to the whole area in the agreed visit, not just the area above a threshold. Apply the minimum charge before multiplying by any assumed visit frequency.

These are examples for one building and one visit, not quotations. The relevant band changes the rate for the whole measured area.
Use carpet area, not gross floor area
A lease plan may include toilets, kitchens, stairs, cupboards or other areas that are not part of the carpet clean. Measure the accessible carpet and state how desks, fixed furniture and stairs are treated. We confirm the areas at survey.
What changes the written quote?
- Carpet fibre, backing and the method suitable for the installation.
- Heavy soiling, specialist spots and the result a test area indicates.
- Access, equipment movement and the scope of furniture handling.
- Separate buildings, stair areas and different visit scopes.
Evening, overnight and weekend work is included within the published scope. We agree any site-specific adjustments in writing before work.
Budget for maintenance separately
An initial restorative clean may cover a different area and use a different method from interim maintenance. Price the initial work separately, then list the scope and frequency of each ongoing visit. Our planner assumes the same area on every visit and makes that assumption visible.
